Midtown Bay Pte. Ltd. (Company Registration No. 201725820H) is the legal developer of record for Midtown Bay, the 219-unit residential tower at 122 Beach Road, Singapore 189770, in District 7 of the Core Central Region. It holds Housing Developer’s Licence C1302 jointly with Guoco Midtown Pte. Ltd. (Company Registration No. 201725806H), and both companies are named as project developer on the Building and Construction Authority’s own record. Midtown Bay is a single 33-storey block rising to approximately 130 metres on a 99-year leasehold that commenced on 2 January 2018, built over the mukim lot TS12 Lot 01037P, with approximately 163,330 sqft of gross floor area across its 219 homes. Midtown Bay is the residential component of Guoco Midtown, the mixed-use development occupying 120 to 130 Beach Road. GuocoLand secured the Beach Road site through the government land sales programme for S$1.622 billion, which works out to S$1,706 per square foot per plot ratio, and the completed development carries a total development cost of approximately S$2.4 billion. The site runs to approximately 226,300 sqft of land, or 21,026.90 sqm, at a plot ratio of 4.2, yielding roughly 950,600 sqft of gross floor area. Midtown Bay’s 163,330 sqft is the smaller share of that total, alongside a 30-storey Grade A office tower of 770,000 sqft, retail and food and beverage space, the conserved former Beach Road Police Station, the five-storey Network Hub, and ten gardens making up roughly 170,000 sqft of landscape and public realm.

Unlike a number of comparable central-region launches structured as multi-party joint ventures, Midtown Bay carries no outside joint venture partner in its ownership structure. Midtown Bay Pte. Ltd. holds the residential component and Guoco Midtown Pte. Ltd. holds the wider mixed-use development, and both are GuocoLand entities rather than partners brought in from outside the group. The project account is held with DBS Bank Ltd under account number 003-700131-7 in the joint names of Midtown Bay Pte. Ltd. and Guoco Midtown Pte. Ltd., which is the statutory purchaser protection that applies to every private residential purchase from a licensed developer in Singapore.

The consultant team appointed to the development is drawn from established practices. Denton Corker Marshall Pte Ltd is the design architect, with DP Architects Pte Ltd as project architect and Ortus Design Pte Ltd as landscape architect. Interiors across all 219 homes are by Peter Tay Studio, whose founder is a President’s Design Award winner. Meinhardt (Singapore) Pte Ltd covers both civil and structural and mechanical and electrical engineering, AECOM Cost Consulting and Project Management (Singapore) Pte Ltd is the quantity surveyor, and China Construction (South Pacific) Development Co Pte Ltd is the main contractor. The building was constructed using conventional methods with prefabricated bathroom units rather than PPVC, and the fittings and finishes delivered under that team are detailed in the Buyer’s Guide to Midtown Bay.

That team’s work has a measured result rather than only a stated one. On the Building and Construction Authority’s Quality Housing Portal, Guoco Midtown and Midtown Bay is recorded at CONQUAS Band 1, the top band. A completed development carries a band of its own once it has been assessed; a development still under construction does not, which is why the figure is worth checking on any project old enough to have one. It is one of only two Band 1 results across the ten GuocoLand projects the portal lists, alongside Martin Modern. The record is as last updated on 1 August 2026.

GuocoLand Limited has been listed on the Singapore Exchange since 1978 and has built its reputation as an award-winning real estate developer known for quality delivery, considered design and integrated development concepts. In Singapore alone the group has developed 36 residential projects, yielding approximately 11,000 apartments and homes. Its best-known single asset is Guoco Tower at Tanjong Pagar, an integrated mixed-use development which at 290 metres is the tallest building in the city-state.

Separately from the project result above, the portal also publishes a band for the developer itself. GuocoLand’s firm-level CONQUAS band is Band 2. That figure is a track record rather than a score for any one development, and it covers a rolling window of the group’s completed projects rather than its whole history: as at 1 August 2026 the portal lists ten GuocoLand projects, of which two sit at Band 1, one at Band 2, two at Band 3, one at Band 4 and four remain under assessment. The two numbers answer different questions, and neither should be read as the other: Midtown Bay’s own result is Band 1, and the group’s rolling record across all ten is Band 2.

Beyond Singapore, GuocoLand operates in China, Malaysia and Vietnam, with a portfolio spanning residential, hospitality, commercial, retail and integrated developments. That breadth matters at an address like this one, because Guoco Midtown is not a residential project with some commercial space attached: it is designed as ten different buildings, in which the residential tower is one component among offices, retail, a conserved heritage building, a members’ club and a large amount of public realm. Delivering that mix requires a developer that operates on both sides of the commercial and residential line, and the group has done so twice on the same stretch of road.

Guoco Midtown is the first of three GuocoLand developments now standing in sequence along the Beach Road and Ophir-Rochor corridor. Guoco Midtown II and Midtown Modern followed across the road at Tan Quee Lan Street, which means the group has continued to invest in the precinct after Midtown Bay itself was completed rather than moving on. For a buyer assessing an address in a district that is still being reshaped, a developer with continuing skin in the surrounding blocks is a more meaningful signal than a marketing claim about the neighbourhood’s future.

The same continuity shows in who builds for the group. China Construction (South Pacific) Development Co Pte Ltd, the main contractor here, also appears on the portal as builder for GuocoLand’s Lentor Mansion and Springleaf Residence, so the firm that delivered the Band 1 result on this site is one the group has kept working with.

GuocoLand’s Singapore residential track record includes Wallich Residence, Martin Modern, Leedon Residence, Goodwood Residence, Midtown Modern, Lentor Modern, Lentor Hills Residences, Lentor Mansion, Lentor Central Residences, The Avenir, Springleaf Residence, Penrith, Tengah Garden Residences, Faber Residence and River Modern. Wallich Residence is the closest precedent to Midtown Bay in kind, being the residential component sitting within Guoco Tower’s integrated development, and the same design logic carries through here: homes served by a wider precinct rather than by a conventional condominium clubhouse.
