Confirmed current pricing. We can give you the current nett price for any specific unit, stack and floor you are considering, together with any developer discount applying at the time you enquire. The published Midtown Bay price list shows the range by unit type, and the balance unit chart shows what remains, but the exact figure for a named unit is always worth confirming with us before you commit to a viewing.
Unit selection across twenty-three unit types. Midtown Bay’s 219 homes divide into four bedroom configurations and twenty-three distinct unit types, from a 409 sqft one-bedroom to a 1,324 sqft three-bedroom duplex. Several types run to only four units in the entire building, so the pool behind a particular plan can be genuinely small. We can talk you through which stack a type sits in, which levels it runs on, and the two details that decide most shortlists here: that stacks 02, 03 and 04 carry no balcony at any level, and that the duplexes above Level 25 are entered at Levels 26, 28, 30 and 32. Financing, CPF and the payment schedule. Midtown Bay is a completed building, which changes the shape of the purchase. Temporary Occupation Permit was obtained in June 2024, and because every construction milestone under the Progressive Payment Scheme has already been reached, the tranches up to and including Temporary Occupation Permit fall due together shortly after the Sale and Purchase Agreement rather than spreading over several years of construction. That is the single most important thing to settle with a banker early, and we can walk you through indicative loan quantum, cash and CPF split, and monthly commitment alongside our mortgage calculator. Remaining lease also matters here, since the 99-year term commenced on 2 January 2018 and CPF usage and loan tenure rules are both sensitive to it.
Stamp duty and cooling measure guidance. Buyer’s Stamp Duty, Additional Buyer’s Stamp Duty and the Total Debt Servicing Ratio all bear on the total cost of purchase, and how they apply depends on your residency status, existing property holdings and income profile. Running costs and what comes with the unit. Monthly maintenance runs on the 2024 schedule at S$9.57 per share value before GST, which works out to S$382.80 for any one-bedroom, S$459.36 for any two-bedroom or two-bedroom duplex, and S$535.92 for a three-bedroom duplex. That rate splits between two management corporations, S$0.29 to the main one covering Guoco Midtown and S$9.28 to the subsidiary one covering Midtown Bay. We can also confirm what is and is not fitted, from the V-ZUG and Liebherr kitchen to the items deliberately not provided, and explain how car park allocation works given there are 175 residential lots against 219 homes on a first come, first served basis.
The mixed-use setup, and booking a viewing. Midtown Bay sits inside Guoco Midtown, so the shared multi-storey car park, the separation between the residential tower and the offices, and the terms of access to Network Hub, the separate five-storey building about 21 metres away, come up on almost every enquiry.
