Every layout in the development is in the downloadable Midtown Bay Condo Floor Plan eBrochure (8MB PDF File).
Midtown Bay’s 219 homes are drawn as twenty-three individually named layouts, grouped into four bands and spanning one to three bedrooms, from 409 sqft to 1,324 sqft. Thirteen of those layouts sit on the single-storey levels between Level 7 and Level 24, and ten are duplexes occupying Levels 26 to 33. The naming convention is worth learning before opening a single drawing: an “a” suffix marks a mirrored version of the same layout in a different stack, a “-G” suffix marks the Level 7 variant that opens onto a private enclosed space rather than a balcony, and “-DP” marks a duplex.
Every plan carries the same note on area: the reinforced concrete ledge is marked RC LEDGE (NON-STRATA AREA) and sits outside the quoted size, while the air-conditioner ledge carries no such marking and falls inside it, as does the balcony where a layout has one. Midtown Bay’s building plan predates the harmonised floor area definitions that took effect for development applications on 1 June 2023, so these are pre-harmonisation areas. That matters for any per square foot comparison: the quoted size here is measured on the wider of the two bases, so a psf figure computed from it reads lower than the same home would show under the harmonised rules.

Midtown Bay is a single tower of 33 storeys standing approximately 130 metres tall, bounded by Beach Road to the north and Nicoll Highway to the south, with vehicular access from both. Levels 1 to 6 are the multi-storey car park. Level 7 is the garden level and carries nine homes alongside the pool garden. Levels 8 to 24 are the typical residential levels, ten homes to a floor across ten stacks. Level 25 is given over entirely to the sky terrace with no homes on it. The duplexes occupy Levels 26 to 33, entered at Levels 26, 28, 30 and 32 and each spanning two storeys.
The ten stacks read anticlockwise from the Beach Road corner. Stacks 01 to 04 face towards Duo, 225 to 250 metres away. Stacks 05 and 06 face Suntec City, 70 to 74 metres away. Stacks 07 to 10 face South Beach, 100 to 115 metres away. Those figures are the developer’s own separation distances and describe the surroundings as built at the time of measurement.
Typical Unit Floorplan Layout
The layouts at Midtown Bay are regular and squarish, with living and dining areas deliberately oversized relative to floor area. In most units a sliding glass door rather than a solid wall separates the bedroom from the living space, so the two can be opened into a single room. Ceiling heights on Levels 7 to 24 run to approximately 3.2 metres in living and dining areas and 2.75 metres in kitchens, against a floor-to-floor height of 3.5 metres.
Three points apply to every layout in the building. There is no household shelter in any unit. The kitchen base provision is open, and enclosing it is renovation work rather than a handover option. And on Levels 7 to 24 the walls between bedrooms cannot be removed.
1 Bedroom Floorplan Layout
Eight layouts, 107 units, 409 sqft to 527 sqft. Every one carries one bedroom, one bathroom, an open kitchen and a combined living and dining area. They occupy stacks 02, 03, 04, 07, 08 and 09 on Levels 7 to 24, plus two Level 7 variants.
The sharpest difference within the band is the balcony. A1a (409 sqft), A3 (463 sqft) and A3a (452 sqft) have no balcony at any level: their plans show an air-conditioner ledge and a non-strata reinforced concrete ledge outside the glass line and nothing else, so the quoted area is entirely enclosed internal space. That covers 54 of the 107 homes in the band. A1 (474 sqft), A2 (484 sqft) and A2a (484 sqft) carry a balcony. A2 and A2a are the same layout mirrored, as are the pairs elsewhere in the range.
Two layouts exist only at Level 7. A1-G (517 sqft) at #07-09 and A2a-G (527 sqft) at #07-07 trade the balcony for a private enclosed space opening onto the pool garden, and each is 43 sqft larger than the type directly above it. There is one of each.

2 Bedroom Floorplan Layout
Five layouts, 72 units, 732 sqft to 775 sqft. Every one carries two bedrooms and two full bathrooms, with no separate WC. They occupy stacks 01, 05, 06 and 10 on Levels 7 to 24, plus one Level 7 variant.
B1 and B1a (both 732 sqft) are the same layout mirrored, in stacks 06 and 05. B2 (743 sqft) takes stack 01 and B3 (753 sqft) takes stack 10. All four carry a balcony. B3-G (775 sqft) at #07-10 is the Level 7 variant of B3, with a private enclosed space in place of the balcony, and there is one of it.
Stack 10 begins at Level 8 for its typical layout, because the Level 7 position in that stack is the B3-G unit. Stack 08 has no Level 7 home at all, which is why Level 7 carries nine homes rather than ten.

2 Bedroom Duplex Floorplan Layout
Eight layouts, 32 units, 990 sqft to 1,152 sqft, on Levels 26 to 33. Every one carries two bedrooms and two full bathrooms across two storeys, with living, dining and kitchen on the lower floor and both bedrooms above, plus a built-in platform on the upper floor.
The eight layouts run one per stack: B2-DP (1,130 sqft) in stack 01, B5-DP (990 sqft) in stack 02, B6-DP and B6a-DP (both 1,012 sqft) in stacks 03 and 04 as a mirrored pair, B7a-DP and B7-DP (both 1,023 sqft) in stacks 07 and 08 as a second mirrored pair, B4-DP (1,033 sqft) in stack 09 and B3-DP (1,152 sqft) in stack 10. Each occupies four units, one at each of Levels 26, 28, 30 and 32.
B5-DP, B6-DP and B6a-DP have no balcony, on either storey, matching the stacks they sit above. Their plans show an air-conditioner ledge and a non-strata reinforced concrete ledge and nothing further outside the glass line.
Flexible Use of 2 Bedroom Duplex Units
SETUP 1: RESIDENTIAL
The 2 bedroom duplex is planned for residential comfort. The upper floor features two bedrooms and a built-in platform suited to a sofa bed, making a versatile space for guests, study or relaxation. The lower level holds the living, dining and entertaining areas.
SETUP 2: DUAL KEY*
This duplex can function as a dual key unit, with each floor serving as an independent dwelling. One upper-floor bedroom converts to a living and dining room. The self-contained result suits diverse occupants or two generations of one family.
SETUP 3: HOME OFFICE*^
In its home office capacity the upper level becomes a private retreat for living, dining and unwinding, while the lower level takes a compact office arrangement with workstations and an enclosed director’s room for discussions and meetings.

3 Bedroom Duplex Floorplan Layout
Two layouts, 8 units, both 1,324 sqft, on Levels 26 to 33. B1-DP takes stack 06 and B1a-DP takes stack 05, and they are the same layout mirrored. Each occupies four units, one at each of Levels 26, 28, 30 and 32. These are the only three bedroom homes in the development and the only two stacks whose duplex is a three bedroom rather than a two.
Both carry three bedrooms across two storeys, with two full bathrooms, a balcony, and a built-in platform on the upper floor. They sit directly above the B1 and B1a two bedroom stacks, which face Suntec City at 70 to 74 metres, and being at Levels 26 to 33 they clear the surrounding podium levels entirely.
Flexible Use of 3 Bedroom Duplex Units
SETUP 1: RESIDENTIAL
The 3 bedroom duplex is laid out with a whole family in mind. The upper level holds two bedrooms, each with its own ensuite bathroom for privacy, and a built-in platform that serves as a quiet study area, with the balcony beyond.
SETUP 2: DUAL KEY*
In its dual key configuration the upper floor holds everything needed for a comfortable family home, while the lower level is fully self-contained, with planned space for relaxing, cooking, dining and sleeping.
SETUP 3: HOME OFFICE*^
The duplex can be configured as a workspace. The upper level sets up as a one bedroom unit, with the platform taking a sofa bed for visiting guests. The lower level takes an office of two workstations, a director’s room and a meeting area.

How to Read the Midtown Bay Floor Plans
Balcony screens. Screens are fitted to every balcony in the development as the approved design for the building. They may not be removed, nor replaced with a different screen, louvre or glazing system. Balconies also carry a power point and a water point.
Which walls can move. On Levels 7 to 24 the walls between bedrooms cannot be removed. Where a plan shows a sliding glass door between the living area and the bedroom, that partition is the base provision rather than a solid wall, so the two spaces can be run together or closed off as they are.
What is drawn but not fitted. The legend printed on each plan lists every abbreviation used anywhere across the range, so a symbol in the legend is not evidence that a given layout has it. Read the symbols drawn on the plan itself. Across the development there are no household shelters, no bay windows, no planter boxes, no yard or separate laundry area, no bathtubs and no shoe cabinets.
Windows. Layouts carry a combination of full height and non-full height windows depending on type, in top hung and casement openings, and open to a maximum of 30 degrees for safety.
