Midtown Bay Project Info: 122 Beach Road, District 7
Midtown Bay (滨海名汇) is the residential component of Guoco Midtown, the mixed-use development at 120 to 130 Beach Road in District 7 of the Core Central Region, within the Downtown Core planning area. The residential address is 122 Beach Road, Singapore 189770, on mukim lot TS12 Lot 01037P, held on a 99-year leasehold that commenced on 2 January 2018. Midtown Bay comprises 219 homes in a single 33-storey tower standing approximately 130 metres tall, developed by Guoco Midtown Pte. Ltd. and Midtown Bay Pte. Ltd., both GuocoLand companies, under Housing Developer Licence C1302. Total gross floor area for the residential component is approximately 163,330 sqft, on a Guoco Midtown site of 21,026.90 sqm at a plot ratio of 4.2.
The tower was built by China Construction (South Pacific) Development Co Pte Ltd using conventional construction with prefabricated bathroom units rather than PPVC, at a floor-to-floor height of 3.5 metres throughout the residential levels. Levels 1 to 6 are car park, the single-storey apartments run from Level 7 to Level 24, Level 25 is given over entirely to a sky terrace with no apartments on it, and the duplexes occupy Levels 26 to 33, each spanning two storeys. The site sits at the intersection of two development corridors, Beach Road and Ophir-Rochor Road, linking the City Hall, Marina Centre and Bugis office micromarkets. Bugis MRT Interchange, on the East West and Downtown lines, is 0.4 km away and reached in about five minutes on foot through the sheltered Underground Pedestrian Network, which has two entrances inside Guoco Midtown, one in the office tower lobby and one at Midtown Square. Suntec City and Bugis Junction are both 0.7 km away, and a covered linkway at ground level connects the residential tower to the office tower. Midtown Bay Facilities
Midtown Bay has ten recreational facilities of its own, and they sit on two levels of the residential tower, Level 7 and Level 25. That is a deliberately compact provision for a 219-home tower, and it is worth understanding alongside the wider Guoco Midtown estate the tower sits inside, because the two are separate things and a good deal of material about this development blurs them.
Level 7 is the garden level, and it is where the condominium’s own recreation sits. It carries the Pool Garden with the main pool, measuring 30m by 5.2m at a depth of 1.2m, alongside three Pavilions, the Fitness Area, the Garden Court, the Wellness Garden, the Foliage Garden and the Lawn Garden. Each Pavilion carries a six-seater dining set, and there is one electric hot plate for barbecues at this level. The same floor also carries the Pool Deck, an Outdoor Shower, an accessible washroom and the Management Office, which are support rather than recreation. Level 7 is a facility floor and a residential floor at the same time: nine homes open directly onto it.
Level 25 is a pure sky level with no apartments on it at all, which is why the duplexes begin at Level 26 rather than continuing straight up from Level 24. It holds the Skyline Terrace, the Bayview Terrace and the Garden Terrace, alongside a residential lift lobby and an accessible washroom. The Skyline Terrace carries two eight-seater dining sets with a lounging area and two electric hot plates.
There is no clubhouse and no dining lounge at Midtown Bay. Dining provision is the three Level 7 Pavilions and the Level 25 Skyline Terrace sets described above, and a buyer expecting a function room inside the condominium should know that before viewing.
Network Hub is a separate five-storey building within Guoco Midtown, standing approximately 21 metres from the residential tower and connected to the main office tower at Level 2. It brings together a business lounge, collaborative and coworking space, seven meeting rooms, a MICE room, a private dining room, a cafe and a nursing room, with a rooftop 40m lap pool, pool deck lounges, a Fitness Hub and a Bamboo Garden with a 100m jogging track. It is open Mondays to Fridays, 9am to 6pm, and is closed on Saturdays, Sundays and public holidays. Its meeting and event spaces can be booked. Network Hub was marketed in earlier material under the name Midtown Hub; it is the same building.
Two consequences follow from that split, and both matter when comparing this development against a conventional condominium. The first is that there are two distinct pools here, not one: the condominium’s own 30m pool at Level 7, and Network Hub’s 40m lap pool on the roof of the club building. The 100m jogging track and the Fitness Hub belong to Network Hub, while the Fitness Area at Level 7 is the condominium’s own. The second is that Midtown Bay’s maintenance fee reflects two management corporations rather than one: $9.57 per share value excluding GST, of which $0.29 goes to the main management corporation for Guoco Midtown and $9.28 to the subsidiary management corporation for Midtown Bay. Luxurious Interiors at Midtown Bay
The interiors across all 219 homes are by Peter Tay Studio. The stated design aim for Midtown Bay was a material palette simple enough to adapt across living, working and entertaining rather than being fixed to one use, and that shows in the plans: living and dining areas are deliberately oversized relative to floor area, and in most units a sliding glass door rather than a solid wall separates the bedroom from the living space, so the two can be read as one room.
Smart Homes and Premium Fittings
Ceiling heights are the specification headline here. Floor-to-floor height is 3.5 metres, and on Levels 7 to 24 the architect’s schedule gives approximately 3.2 metres of finished ceiling to living and dining areas, 2.75 metres to the kitchen, and 2.4 metres to bathrooms. One-bedroom layouts carry 3.2 metres in the bedroom as well. A 3.2 metre bedroom ceiling at these unit sizes is unusual, and it is a large part of why the smaller homes read as larger than their floor area suggests.
Living and dining areas are finished in marble, generally 600mm by 600mm, with marble also to bedroom floors on Levels 7 to 24. Balconies are laid in Mosaico homogeneous tiles at 50mm by 50mm. Walls carry a paint finish, and lift lobby areas carry a tile finish with the remaining walls painted.

The kitchen base provision is open across the building. It can be enclosed, but that is renovation work rather than an option offered at handover. On Levels 7 to 24 the walls between bedrooms cannot be removed.
Smart Home Provision
Every unit is fitted with a wireless smart home readiness hub covering four things: the living room and bedroom lighting points, the ceiling fan, the air-conditioner and the digital lock at the main door. The word worth reading carefully is readiness. The hub is installed in every unit as standard, and connecting it to a customised system is separate work.
What Is Not Provided
Several items a buyer might reasonably assume are standard are not fitted here, and knowing them before handover saves a surprise. There is no household shelter in any unit, in any unit type, anywhere in the building. There are no bay windows and no planter boxes. There is no yard and no separate laundry area, which is why the washer and dryer come as a single combined machine. There are no bathtubs and no sunken baths. Shoe cabinets and blinds are not provided, and there are no bidet sprays, though a connection point for one is provided. Internal lighting is not fitted; light fittings are provided to balconies only.
Balcony screens are fitted to every balcony in the development as the approved design for the building, and may not be removed or replaced with a different screen, louvre or glazing system. Windows are a combination of full height and non-full height depending on unit type, in top hung and casement openings, and open to a maximum of 30 degrees for safety.

Midtown Bay’s 219 homes divide into four bedroom configurations across twenty-three distinct unit types, laid out on ten stacks. The naming convention is worth learning before reading the chart: an “a” suffix marks a mirrored version of the same layout in a different stack, a “-G” suffix marks the Level 7 variant that opens onto a private enclosed space instead of a balcony, and “-DP” marks a duplex.

Read against the table, the chart shows three genuine irregularities that are not misprints. There is no unit at #07-08, because that position is given over to the Level 7 terrace connection, which is why Level 7 has nine homes and every other residential level has ten. Level 25 carries no apartments at all, being a full sky terrace level, which is why the duplex column resumes at Level 26 rather than continuing from Level 24. And three of the ten Level 7 homes are the “-G” variants, which trade a balcony for a private enclosed space at pool garden level and are correspondingly larger than the type above them: A1-G at 517 sqft against A1 at 474, A2a-G at 527 against A2a at 484, and B3-G at 775 against B3 at 753.
Stacks 02, 03 and 04 carry no balcony at any level in the building. Their floor plans show an air-conditioner ledge and a reinforced concrete ledge marked as non-strata area, and nothing else outside the glass line. That covers the one-bedroom types A1a, A3 and A3a on Levels 7 to 24 and the two-bedroom duplex types B5-DP, B6-DP and B6a-DP above them, 66 of the 219 homes in total. For those buyers the quoted area is entirely enclosed internal space, which is a different proposition from the same figure in a unit with a balcony counted into it.
The four bands are 1 Bedroom, 107 units across eight types from 409 to 527 sqft; 2 Bedroom, 72 units across five types from 732 to 775 sqft; 2 Bedroom Duplex, 32 units across eight types from 990 to 1,152 sqft; and 3 Bedroom Duplex, 8 units across two types at 1,324 sqft. Five pairs are the same layout mirrored: A2 and A2a, B1 and B1a, B6-DP and B6a-DP, B7-DP and B7a-DP, and B1-DP and B1a-DP. Car Parking and Building Services
There are 175 residential car park lots against 219 homes, so there are fewer lots than units and allocation works on a first come, first served basis rather than one lot per unit. Alongside them sit three accessible lots, 38 bicycle lots and six electric vehicle chargers. Residential lots sit at Level 2B and Levels 3 to 6 of the multi-storey car park block, not in a basement, because there is no basement anywhere in the development. Guoco Midtown carries 428 car park lots in total, and the multi-storey car park is common property of the wider development, so office tenants and members of the public may use lots within it as well.
Security runs on a secured lift lobby and secured level access system, so a lift releases only at the levels a resident’s access permits, with a digital lock set at each unit’s main door and concierge services provided. Three passenger lifts serve the residential tower. Residential lift lobbies are naturally or mechanically ventilated rather than air-conditioned. Refuse runs on a pneumatic discharge system, with each unit’s chute sitting along the common corridor behind a concealing door and waste discharged directly to the residential bin centre at the ground floor of the multi-storey car park. Vehicular ingress and egress is from Beach Road and Nicoll Highway at a combined width of approximately 10 metres, and the development’s electrical substation sits at the first storey of the multi-storey car park.
