The single fact that shapes everything else about this address is its position: the site sits at the intersection of two development corridors, Beach Road and Ophir-Rochor Road, and links three office micromarkets, City Hall, Marina Centre and Bugis, placing a home in the middle of a working district rather than at the commuting edge of one. Bugis MRT Interchange is 0.4 km away, about five minutes on foot and sheltered the whole way. More than 7 million square feet of offices sit within 1 km. Four MRT stations on four lines. Bugis MRT Interchange (EW12 / DT14) is 0.4 km away, about a five-minute walk. Esplanade MRT Station (CC3) is 0.6 km, City Hall MRT Interchange (EW13 / NS25) is 0.9 km, and Promenade MRT Interchange (CC4 / DT15) is 1.1 km. Between them these four stations put the East West, Downtown, North South and Circle lines within reach, and Bras Basah (CC2) at 1.3 km and Nicoll Highway (CC5) at 1.6 km add two more Circle line options.
The walk to Bugis is sheltered and air-conditioned. Bugis Interchange is reached through an Underground Pedestrian Network entered from two points within Guoco Midtown, one inside the office tower lobby and one at Midtown Square. That network connects onward to the wider City Hall pedestrian system, so a commute to the Raffles Place and Marina Bay offices can be made without stepping outside.
Overhead links to Suntec City. Suntec City and the Suntec Singapore Convention and Exhibition Centre are 0.7 km away, about eight minutes on foot, and also reachable by the pedestrian link bridge at Level 3 of the residential multi-storey car park or by the escalator at the Network Hub drop-off. A covered linkway at ground level connects the residential tower to the Guoco Midtown office tower, roughly 70 to 80 metres away.
Ten bus services at the doorstep. Services 10, 14, 16, 57, 70, 100, 107M, 196, 961C and 980 stop at Midtown Bay, and between them they cover a wide spread of the island without a transfer. Towards the south and west, service 57 runs to One Raffles Quay and VivoCity via Bukit Merah, and 196 reaches Buona Vista and NUS. Northwards, 980 runs to Novena, Thomson and Sembawang, and 961C to Bukit Panjang and Woodlands. Eastwards, 10 and 14 both reach Bedok, and 70 serves Paya Lebar and Serangoon.
Expressway access for drivers. Nicoll Highway is 1.3 km away, the East Coast Parkway 2.3 km, the Kallang Paya Lebar Expressway 3.4 km and the Marina Coastal Expressway 4.4 km. Changi Airport is 16.5 km, about a fourteen-minute drive. Vehicular ingress and egress into the development is from Beach Road and Nicoll Highway.

The office concentration around this address is the substance behind the location claim, not just a marketing line. Approximately 5.6 million sqft of office space in the vicinity is reachable from Guoco Midtown through sheltered walkways, and more than 7 million sqft of offices sit within 1 km of the site. Guoco Midtown itself contributes a 30-storey Grade A office tower of 770,000 sqft, on floor plates of 27,000 to 30,000 sqft.
Beyond the development boundary, the surrounding Beach Road and Ophir-Rochor stretch carries South Beach and DUO, both completed in the second half of the 2010s, alongside the Marina Centre office cluster around Suntec City. Marina Bay Financial Centre is 3.8 km, about a seven-minute drive, Raffles Place 3.3 km and Tanjong Pagar 3.8 km.
That is the structural point about District 7: it is predominantly commercial, and the private residential stock along this stretch is small relative to the office floor space it sits among. Midtown Bay adds 219 homes to a precinct of roughly 950,600 sqft of gross floor area, of which the residential component is 163,330 sqft. The building-to-building distances make the same point at close range: the residential tower stands about 70 to 80 metres from the office tower, about 21 metres from the Network Hub, and 100 to 115 metres from South Beach.

Retail within the development. Guoco Midtown carries approximately 32,290 sqft of retail and food and beverage space across two storeys, with 28,818 sqft of that net lettable, split between Midtown Square, Midtown Market and Midtown House, the conserved former Beach Road Police Station. Midtown Square is a 10,100 sqft public space standing approximately 14 metres high, and Midtown Market covers 10,900 sqft at approximately 11 metres. Both were named differently in earlier marketing material, as City Room and Market Place respectively.
Daily and destination shopping. Bugis Junction is 0.7 km away, about a nine-minute walk. Suntec City is 0.7 km, Raffles City 1.0 km, and Marina Bay Sands 1.9 km or about four minutes by car. Ngee Ann City on Orchard Road is 3.2 km, roughly six minutes by car, and Kallang Wave Mall is 2.8 km.
Culture and the arts. The National Library is 1.0 km away, Esplanade Theatres on the Bay 1.2 km, and the Singapore Art Museum 1.6 km. The National Gallery, Raffles Hotel and the wider Civic District sit in the same direction, within the City Hall pedestrian network the site connects into.
Green space and recreation. Gardens by the Bay is 3.9 km, Marina Barrage 4.2 km, Kallang Riverside Park 2.5 km and the Singapore Sports Hub 4.5 km. Closer to home, Guoco Midtown carries ten gardens totalling more than 170,000 sqft of landscape and public space, plus more than 34,000 sqft of vertical greenery.
Healthcare. Raffles Hospital on North Bridge Road is 1.2 km, about two minutes by car. Novena Medical Centre is 4.1 km, Singapore General Hospital 4.2 km and Parkway East Hospital 6.6 km.
Schools and Institutions near Midtown Bay
This is a city-centre address rather than a school-catchment one, so the practical read is that schools here are reachable by a short drive rather than a walk. Within roughly 1.5 km sit the Nanyang Academy of Fine Arts at 0.9 km, Stamford Primary School and LASALLE College of the Arts both at 1.3 km, and Singapore Management University at 1.4 km. St Margaret’s Primary School is 2.0 km and Farrer Park Primary School 2.9 km.
Further out, St Joseph’s Institution Junior is 3.4 km, River Valley Primary School 3.6 km, James Cook University 3.9 km, Kong Hwa School 4 km, Dunman High School 5 km and Canadian International School 5.5 km. Government Infrastructure and the Beach Road Precinct

The North South Corridor, and which phase actually reaches here. The North South Corridor is a 21.5 km route running from the northern region to the city centre, made up of 8.8 km of viaduct and 12.3 km of tunnel, and its southern end terminates at the East Coast Parkway by way of Republic Avenue and Nicoll Highway. The Land Transport Authority states that the corridor opens in phases from 2027, but the 2027 phase is the northern viaduct between Admiralty Road West and Lentor Avenue. The stretch that reaches this address is the road tunnel from Lentor Avenue to the East Coast Parkway, targeted for 2029. A buyer reading “from 2027” against this address should read 2029 instead.
What is planned for the surface streets. Once traffic moves into the tunnel, the surface streets above are to be repurposed for walking, cycling, buses and community space. LTA appointed Henning Larsen and its partners as master plan consultant for those surface streets in August 2024, and the published concept, framed as one corridor with four characters and twenty-two highlights, proposes turning Ophir Road into a public space for events and activity connecting Kampong Gelam and Bugis, with segments beneath the viaduct given over to cycling, seating, art and play. That is concept stage rather than committed works, and it carries no completion date.
A precinct already well into redevelopment. Guoco Midtown was conceived as the piece that completes a transformation already under way. Immediately around it, South Beach and DUO were both completed in the second half of the 2010s, and the Suntec City retail revamp finished in 2015. The site itself was acquired by GuocoLand through the government land sales programme for S$1.622 billion, and carries the conserved former Beach Road Police Station as a gazetted building within the development.
