Midtown Bay Showflat Location and Viewing Hours
Our Midtown Bay showflat is at the development itself, 122 Beach Road, Singapore 189770, in District 7, rather than at a separate offsite sales gallery. That distinction matters here more than at most launches, because Midtown Bay is a completed building: the tower obtained its Temporary Occupation Permit in June 2024 and homes are ready for occupation, so a viewing means standing inside an actual apartment on an actual floor with the actual view, rather than walking a mock-up of one. Viewings run daily from 10am to 7pm and are strictly by appointment, arranged in advance so that we can open the specific unit type, stack or floor range you want to see.
The development is developed by Guoco Midtown Pte. Ltd. and Midtown Bay Pte. Ltd., both GuocoLand companies, and appointments are handled directly by the developer-appointed sales team. Four actual apartments currently carry a 360 degree tour on our virtual tour page, and they give a fair spread of what the building offers:
- 1 Bedroom, Type A1, 474 sqft (#15-09): one bedroom, one bathroom, an open kitchen and a combined living and dining area, with a balcony. Stack 09 on a mid-level floor.
- 1 Bedroom, Type A2a, 484 sqft (#15-07): the same room count in the mirrored stack opposite, useful for judging how orientation changes a near-identical plan.
- 2 Bedroom Duplex, Type B6a-DP, 1,012 sqft (#26-04): two bedrooms and two bathrooms across two storeys, living, dining and kitchen below and both bedrooms above, with a built-in furniture platform on the upper floor. Stack 04, which carries no balcony at any level.
- 3 Bedroom Duplex, Type B1a-DP, 1,324 sqft (#26-05): the largest layout in the development, three bedrooms over two storeys with a balcony. Only eight of these exist in the entire building.

What to Expect at the Midtown Bay Showflat
Our sales representatives will walk you through the development from the ground up: the project particulars, the way the residential tower sits within the wider Guoco Midtown mixed-use development, and the location highlights that make this address unusual, including the sheltered, air-conditioned underground link that puts Bugis MRT Interchange about five minutes away on foot.
They will help you compare unit types side by side. Midtown Bay’s 219 homes divide into four bedroom configurations across twenty-three distinct unit types, from a 409 sqft one-bedroom to a 1,324 sqft three-bedroom duplex, and several types run to only four units in the entire building. The single most consequential thing to see in person is one that does not appear in any unit mix table: stacks 02, 03 and 04 carry no balcony at any level, which covers 66 of the 219 homes, and whether that reads as a drawback or as an advantage depends entirely on what you want from a city apartment. Standing in a balcony unit and a no-balcony unit on the same afternoon is the fastest way to settle it.
Stack and view orientation is the other question worth bringing with you. No unit in the tower faces another unit within the building, so the question is which neighbouring building a stack looks towards and how much distance sits in front of it. Stacks 01 to 04 look towards DUO at roughly 225 to 250 metres, stacks 05 and 06 towards Suntec City at roughly 70 to 74 metres, and stacks 07 to 10 towards South Beach at roughly 100 to 115 metres. Because this is a finished building rather than a sales gallery, the light, the level and the outlook you see on the day are the ones you would buy. If you already have a specific unit number in mind, bring it and we will arrange to open that one.
There is a good deal here that a specification list cannot convey. Ceilings on Levels 7 to 24 run to approximately 3.2 metres in living and dining areas, on a floor-to-floor height of 3.5 metres, which is unusual at these unit sizes. Living and dining areas are laid in marble, generally 600mm by 600mm, and in most units a sliding glass door rather than a solid wall separates the bedroom from the living area, so the two open into a single space. The kitchens carry V-ZUG combi steam ovens, induction hobs and hoods with Liebherr integrated fridges, and the bathrooms Villeroy & Boch wares with Hansgrohe AXOR fittings. In the duplexes, the built-in furniture platform on the upper floor is easier to judge standing next to it than reading about it, as are the dual key and home office configurations those units can be set up for.
We will also show you the two facility levels: the Level 7 pool garden, with its 30m by 5.2m main pool, three pavilions and the fitness area, and the Level 25 sky terrace with its skyline, bayview and garden terraces. It is worth understanding on site what belongs to which building, because a good deal of material about this development blurs it. The 40m lap pool, the Fitness Hub and the 100m jogging track are part of Network Hub, the separate five-storey building within Guoco Midtown that stands about 21 metres away, and not part of the condominium’s own common property. One point is specific to a completed building and worth raising before you view rather than after: because every construction milestone under the Progressive Payment Scheme has already been reached, the tranches up to and including Temporary Occupation Permit fall due together shortly after the Sale and Purchase Agreement rather than spreading over years of construction. That compresses the drawdown considerably, and it is the single most important thing to work through with a banker early.
