Ten tours are available on this page: the showflat gallery, an aerial drone view of the site and its surroundings, four actual apartments inside the completed tower, and four unit types as built at the launch showflat. Between them they cover eight of the development’s twenty-three layouts, across all four bedroom bands.
The tours are worth more to a viewer who knows what to look at. The kitchens carry V-ZUG combi steam ovens, induction hobs and hoods with Liebherr integrated fridges, and the bathrooms Villeroy & Boch wares with Hansgrohe AXOR fittings. Living and dining floors are marble, generally 600mm by 600mm, and balconies are laid in 50mm by 50mm Mosaico homogeneous tiles. Ceilings on Levels 7 to 24 run to approximately 3.2 metres in living and dining areas on a floor-to-floor height of 3.5 metres, which is what gives the smaller layouts their volume. In most units a sliding glass door rather than a solid wall divides the bedroom from the living area, so watch for whether a tour shows it open or closed.

These four are apartments in the finished tower rather than mock-ups, so what they show is the real floor, the real level and the real outlook. #15-09 Type A1 is a 474 sqft one-bedroom in stack 09, one of eight layouts in the 1 Bedroom band, and it carries a balcony. #15-07 Type A2a is the 484 sqft mirrored plan directly opposite in stack 07, which makes the pair useful for judging how orientation alone changes a near-identical layout. #26-04 Type B6a-DP is one of eight 2 Bedroom Duplex layouts, in stack 04, which carries no balcony at any level in the building, and it shows the built-in furniture platform on the upper floor. #26-05 Type B1a-DP is the largest layout at Midtown Bay, one of only two 3 Bedroom Duplex plans and eight such homes in total, in stack 05 looking towards Suntec City.

The aerial tour is a single fixed vantage point above the site. It is the quickest way to understand how the residential tower sits inside Guoco Midtown, with the office tower roughly 70 to 80 metres away, Network Hub about 21 metres away, and Beach Road and Nicoll Highway bounding the site. What it cannot settle is what any particular home looks out on, because that depends on stack and level rather than on the development’s position. The site plan and unit distribution chart answer that, and so does an appointment.

These four were built as showflat units for the launch, so they show finishes and furnishing rather than a specific address. Type A3a at 452 sqft is one of the three one-bedroom layouts that carry no balcony at any level, alongside A1a and A3, which makes it the clearest illustration of what an entirely enclosed 452 sqft actually feels like. Type B1a at 732 sqft is one of five 2 Bedroom layouts and sits in stack 05. Type B5-DP at 990 sqft is the smallest of the eight 2 Bedroom Duplex plans, in stack 02, and also carries no balcony. Type B1-DP at 1,324 sqft is the mirrored twin of the B1a-DP above, so between the two tours the 3 Bedroom Duplex band is covered completely.
Eight of the twenty-three layouts have a tour. The 3 Bedroom Duplex band is the only one covered in full. Not shown are five of the eight 1 Bedroom layouts, including both Level 7 variants that open onto a private enclosed space instead of a balcony, four of the five 2 Bedroom layouts, and six of the eight 2 Bedroom Duplex plans. Where a layout has no tour, the drawing on the floor plans page is the reference, and the sales team can open the actual unit by appointment.

A screen flattens the three things that decide most shortlists here: scale, material and ceiling height. A 3.2 metre ceiling in a 409 sqft one-bedroom reads as a number on this page and as something else entirely standing under it, and the marble, the joinery and the balcony screens are all easier to judge in the room than through a lens.
The second thing a visit settles is the unit itself. Because Midtown Bay is a completed building and viewings take place inside the tower rather than at an offsite gallery, the light, the level and the outlook you see on the day are the ones you would buy. That is unusual, and it is worth using. Come with a stack, a floor range or a specific unit number in mind, and we will arrange to open it.
